Explanations & Policies
- All
rooms are on the second floor
and each has its own bathroom.

rate is indexed to room and bed size.

rates listed do not include 8% state sales and 3% county occupancy
taxes.

rates include a full two-course breakfast featuring local produce and
agricultural products from our CSA, various farmers markets and
roadside stands. And fresh ground, locally roasted Gimme Coffee!

There
is NO SMOKING anywhere in the house.

Cancellation policy: unless we
can fill your reservation
- If reservation is
cancelled prior to two weeks before scheduled stay, then the deposit is
returned.
- If
reservation is cancelled within two weeks of stay, then we retain one
night's stay from your deposit.
- If
reservations are cancelled within 24 hours of scheduled stay, cost of
entire stay will be charged.

Reservation
Deposit:
when a reservation is made, your credit card is charged a deposit for
1/2 of total cost of stay; a non-refundable balance is charged two
weeks prior to stay.
Reservation
cancellation:
cancellation prior to four weeks of stay results in ½ of deposit
returned; cancellation prior to two weeks results in forfeiture of
entire deposit; within two weeks, there is no refund for the entire
cost of your stay.
Security
Deposit:
A $200 security deposit is charged upon arrival, in addition to the
cost of your stay, in case of damages or if the apartment is not left
in the same condition of cleanliness as it was found at the beginning
of your rental. Dishes must be washed, and can be left in the
dish-drain; all surfaces must be wiped/swept clean of spills.
Bed
linens should be stripped off and left in a pile with used towels in
upstairs bathroom (please don’t neatly fold) Vacuuming is not required.
General Rules
of Conduct:
1. Additional guests are NOT allowed to reside in The Annex without
landlord notification.
2. Quiet-time after 9:30 pm. The Annex is an adjunct to a bed and
breakfast operation and you are still a guest in our home.
3.
No amplified music/radio is allowed outside; no parties or gatherings
are allowed on the premises; no grilling is allowed on the premises.
4. Smoking is allowed outside only; use an ashtray, please.
5.
When you leave The Annex for the day, or for several hours, turn off
all fans, air conditioners (A/C), space heaters, and lights.
Close all windows and doors to bedrooms when A/C (summer) is in use or
the heat (winter) is on. The landlord will change the
computerized temperature settings for heat in winter, please don’t do
it on your own.
